What are front-end and back-end DTI in this tool?
Front-end is housing costs ÷ gross income. Back-end is total monthly debts ÷ gross income. You type sample caps; Nestfigure does not set lender policy.
Why does a higher rate lower the max price?
With the same P&I budget, a higher rate supports a smaller loan under reverse amortization—so the estimated max price falls.
