What if I refinance $300,000 from 6.5% to 5.5% for 30 years?

How is refinance break-even calculated?

When closing costs are paid in cash: months ≈ cash costs ÷ monthly payment savings. Rolled-in costs use a different principal path and do not use that cash break-even formula.

Why might a shorter new term raise my payment?

Spreading principal over fewer months usually raises the monthly payment even if the rate falls, while total interest can still drop under the model.
